At Roof Auckland, we’re proud to deliver quality solutions for challenging commercial projects. Our recent work at the Dalmatian Cultural Society in Eden Terrace is a prime example of our ability to manage complex, large-scale re-roofing with precision, safety, and care.

The Challenge

The existing asbestos roof presented multiple challenges:

  • A 320sqm asbestos roof that needed to be carefully removed and disposed of

  • Ongoing water ingress, causing interior damage and structural concerns

  • Degraded underlay paper and asbestos ceiling sheets in the southern cavity

  • A tight timeline to complete all work while keeping the site safe and watertight

Our Solution

With the challenges laid out, our first priority was ensuring the safe removal and disposal of all hazardous materials. Our crew carefully removed the asbestos roofing, flashings, and underlay paper, following strict safety protocols throughout. Every step was thoroughly cleaned and decontaminated, and an independent assessor was brought in to verify compliance before we could move forward.

Once the site was cleared and certified, we starting with AusMesh safety netting and fire-retardant underlay. We then installed ColorCote Zinacore corrugate roofing in Sandstone Grey, chosen not just for durability, but to complement the heritage character of the building.

We also upgraded the external guttering, replacing approximately 68 metres with a new 125 Box system with external brackets. Inside, we addressed the internal gutter system, adding fall with industrial grade tapered polystyrene, new metal gutter inserts, a TPO membrane, and termination flashings to ensure complete waterproofing.

Another key upgrade was the installation of a vented skylight, replacing old units to allow more natural light and improved airflow into the building. This not only supports a healthier indoor environment, but also improves energy efficiency by reducing the need for artificial lighting.

To keep everything watertight during the project—especially during asbestos removal—we covered open sections with industrial-grade tarps to protect the interior from Auckland’s unpredictable weather.

Despite tight access, hazardous materials, and weather considerations, our team worked safely and efficiently to bring the building up to code—leaving it stronger, safer, and ready for the future.

Project Summary

  • Roof Size: 320 sqm

  • Material: 0.55 Corrugate ColorCote Zinacore (Sandstone Grey)

  • Duration: 3 Weeks

  • Special Considerations: Asbestos handling, three storey scaffold access, water ingress

Results

The roof replacement not only resolved the long-standing leak issues but significantly improved the building’s resilience. The new vented skylight boosts natural light and ventilation, while structural and weatherproofing upgrades ensure the building is safe, compliant, and protected for years to come.
